This seven-story above grade, one-story below grade, approximately 50,000 GSF
structural concrete frame mixed use building was built on a tight site in downtown
Seattle north of the Pike Street Market. The 7,800 SF triangular site was bounded on
three sides by public rights-of-way, posing logistical challenges to the construction team.
Pre-construction services included conceptual construction cost estimating, establishment
of the baseline construction cost estimate, value engineering during the course of design development,
coordination with City departments and agencies on the various on-site and off-site improvements.
